Things to Consider Before Buying a Home in Westchester

Westchester is a part of Los Angeles with its own identity. It has a mix of urban and suburban to offer unique restaurants, coffee shops, and other amenities you may not get from more mainstream parts of the city. Think about why you want to live in Westchester for the short or long term. Here are some things to consider before purchasing a home in Westchester.

If you plan to raise kids in this area, Westchester has some solid magnet schools that will help give your child a jump start on a quality educational career. Open Magnet Charter Schools teaches from kindergarten to the 5th grade.

If you need more consistency, this is an excellent choice to consider. What makes Open Magnet Charter an ideal facility for your kid to attend is the mix of instruction with a thematic project curriculum. They teach students with a purpose that applies to the classroom setting and the real world.

Enrichment includes visual arts, vocal arts, physical education, and gardening. Open Magnet Charter wants to create more balance by having textbook lessons and life skills to help them become complete.

When you set this foundation in elementary school, they can excel in their college preparatory institutions to get ready for college. Many residents in Westchester have a degree. If you want your teenager to stay local, they may consider Pepperdine University and Loyola Marymount University.

The parks here are also a treat for the family. Westchester Recreation Center is a quality local park with different amenities. If your kid loves to skate, they have an excellent skate park within the grounds.

Also, your family can enjoy a picnic while taking in the sun. Think about taking a load off here on an early Saturday to recharge.

Depending on your location in the city of Palms, it may be safer for you need to proceed with caution. Westchester is just enough distance away from the main elements of the city, but you should still be on your Ps and Qs.

The area is convenient for college kids because of the proximity to Loyola Marymount University. However, it’s an excellent place to get some recreation and take in the beautiful weather. Also, get used to the noise of the airplanes because LAX is a skip and a hop away.

There is some violent criminal activity, but you should be more concerned with property theft. However, the Los Angeles Police Department patrols the area. You’ll feel a bit more comfortable, especially in the gated communities with added security.

Crime Rate

Westchester is generally safe, but you have to watch for violent crime. Women should carry pepper spray if they decide to go out later in the evening. Also, people should beef up their home security to deter robbers.

Property crime is the most relevant here for homes to cars. Always take measures to help keep your items safe. You’ll feel more comfortable living there and help control the narrative by being prepared in an emergency. The police presence is heightened, especially with the college town atmosphere near Brentwood.

Real Estate Trends

The property values have gone up a little bit since last year. The average home in Westchester costs $1.3 million. Of course, you find homes under $600,000 but think about the size and the safety.

If you want more exclusivity and amenities, you’ll pay upwards of $2 million. However, it’s worth it for the location and the conveniences you’ll get in your home.

Think about what you need to raise your family and how close you want the best schools near your home.  You’ll feel better looking at each aspect to make a better long-term decision.
