Westchester is a part of Los Angeles with its own identity. Think about why you want to live in Westchester for the short or long term. Here are some things to consider before purchasing a home in Westchester.

Schools/Parks

If you plan to raise kids in this area, Westchester has some solid magnet schools that will help give your child a jump start on a quality educational career. Open Magnet Charter Schools teaches from kindergarten to the 5th grade.

The area is convenient for college kids because of the proximity to Loyola Marymount University. However, it’s an excellent place to get some recreation and take in the beautiful weather. Also, get used to the noise of the airplanes because LAX is a skip and a hop away.

There is some violent criminal activity, but you should be more concerned with property theft. However, the Los Angeles Police Department patrols the area. You’ll feel a bit more comfortable, especially in the gated communities with added security.

Crime Rate

Westchester is generally safe, but you have to watch for violent crime. Women should carry pepper spray if they decide to go out later in the evening. Also, people should beef up their home security to deter robbers.

Property crime is the most relevant here for homes to cars. Always take measures to help keep your items safe. You’ll feel more comfortable living there and help control the narrative by being prepared in an emergency. The police presence is heightened, especially with the college town atmosphere near Brentwood.

Real Estate Trends

The property values have gone up a little bit since last year. The average home in Westchester costs $1.3 million. Of course, you find homes under $600,000 but think about the size and the safety.

If you want more exclusivity and amenities, you’ll pay upwards of $2 million. However, it’s worth it for the location and the conveniences you’ll get in your home.
